How Bridging Finance Sydney Works
Bridging finance lets you buy a new property before your existing property sells, using the equity in your current home as security while both loans run side by side temporarily.

Most bridging loans are interest only during the bridging period, which keeps repayments manageable while you're effectively carrying two properties at once. Once your existing property sells, the sale proceeds pay down the bridging loan balance, leaving you with a standard home loan on your new place. Bridging periods are typically capped at 12 months, so lenders want a realistic plan for selling within that window.

Bridging Loans for Upgraders and Business Owners
Bridging loans aren't just for homeowners upgrading to their next house - business owners relocating premises, or investors timing a portfolio move, can use the same structure.

If you've found the right property and don't want to lose it waiting on your current sale, bridging finance can secure it now. How much you can borrow is generally based on the combined value of both properties, minus existing debt, and lenders will also want a realistic expected sale price for your current property before approving the loan.

If you're upgrading and weighing up buying first versus selling first, our Sydney Upgrader's Roadmap covers that decision in more depth.
What Lenders Look At: LVR and Pre-Approvals
Lenders assess bridging finance based on your loan to value ratio across both properties combined, and getting pre approvals sorted before you make an offer is strongly recommended given the added complexity.

Because bridging loans involve two properties and a temporary structure, LVR limits are often more conservative than a standard home loan. Not every lender offers bridging finance either, so comparing your options across a genuine panel matters more here than on a standard purchase.
